I find this Harford County news interesting for those who want to purchase a single family home at a townhouse price. I searched the MLS for homes sold in a standard transaction using this criteria: For those who are not familiar with real estate lingo, a Standard Sale excludes Foreclosures and Short Sales. If I include non standard sales, the number jumps from 75 transactions to 90.
But where are these homes, you ask? 22 of them were in Abingdon 21009 and 17 were in Bel Air 21014 and 21015.
11 were in Joppa, MD. Other areas include Aberdeen, HvdG, and Jarrettsville.
So, what does this information tell us? You can purchase a single family home for a townhouse price. I often am asked by new buyers, is that the asking price? Are the sellers firm on that price? Here, you can see that an asking price is just that - an asking price. Market reports, such as this, can show sellers a fair market value. By the way, I LOVE First Time Buyers - I have my ABR and enjoy taking care of them and educating them prior and as we go along. Plus, it's awesome to see a first time buyer walk away with keys and maybe even garage remotes!
